Miami’s $300,000–$400,000 Condo Segment Gains Momentum

October 19, 2026

Miami’s latest housing numbers show why buyers should look beyond the luxury headlines. In its October 16, 2026 release covering September transactions, MIAMI REALTORS® + RWorld reported that Miami-Dade condo sales between $300,000 and $400,000 increased 14.5% from a year earlier, rising from 159 to 182.

That activity does not mean every seller has the upper hand. The same report puts existing-condo inventory at 12.3 months of supply, compared with 5.1 months for single-family homes. Those are countywide figures, not separate readings for Brickell, Downtown Miami, Miami Beach, Coral Gables or Coconut Grove. Individual buildings and price ranges can behave differently.

For buyers, the practical message is to compare the property’s full carrying cost, not just its asking price. Two similarly priced condos can produce very different monthly budgets once association dues, insurance, taxes and any special assessments are included.

Before making an offer, ask for a property-specific payment estimate and a review of the building’s financing requirements. More inventory may create options, but neither a competitive price nor a preapproval guarantees that a particular condo will qualify for financing.

Naples Inventory Tightens, but Buyers Still Need a Property-by-Property Plan

October 19, 2026

Naples buyers are seeing fewer homes for sale, but that does not mean every property is getting more expensive. NABOR’s August 2026 market report, released September 25, shows inventory fell 16.3% from a year earlier to 4,093 properties. Closed sales edged up 1.1% to 622, while the median closed price slipped 1.7% to $575,000.

The distinction matters: fewer choices and slightly stronger sales can coexist with relatively stable prices. Buyers should not assume that waiting automatically means a better selection or a lower price. Sellers should not read declining inventory as permission to ignore comparable sales.

These figures cover Collier County excluding Marco Island. They should not be treated as separate market readings for Bonita Springs, Estero, Fort Myers or Cape Coral.

Practical takeaway: before making an offer, compare recent sales for the specific neighborhood and property type, then review the full ownership budget, including insurance, taxes and association costs. A mortgage conversation can help establish a realistic financing range, but qualification and terms depend on the borrower, property and loan program.
